 Bio of C. J. (Charlie) Vlahos

 Charles J. Vlahos is currently the President & CEO of BLANKET REAL ESTATE, INC., a full service real estate firm specializing in business, commercial & residential brokerage, acquisitions, divestments, leasing, site selection, property management, business valuations and management consulting.

He sells and helps his clients buy businesses, investment, commercial and residential properties.

As part of his consulting activities, Mr. Vlahos works with individuals and businesses to develop on going business and exit plans. He also serves his investment clients by helping to analyze commercial and business investments.

Owning a residential real estate franchise several years ago also helps Mr. Vlahos market and locate residential properties for his customers and clients.

Prior to actively managing his company, Mr. Vlahos held VP & General Manager positions with several large wholesale and retail businesses. He had P & L responsibility and managed overall business planning as well as the day-to-day operations of these companies.

Mr. Vlahos supervised the activities of sales, service, transportation and administrative personnel. He managed all facets of location start-up and development, including site selection, negotiation of purchase, lease and supply contracts, market feasibility studies, capital expense justification, growth/profit projections, and operation efficiency improvements.

He also was responsible for obtaining all permitting and working closely with attorney’s, local and state officials, health departments, engineers, planning and zoning boards. He is knowledgeable in state/federal environmental regulations and has worked with consultants, engineers and governmental regulators to develop and implement plans for cost effective remediation programs.

He obtained financing for new business development and capital expansion programs. Mr. Vlahos has bought, sold, leased, brokered and managed over 700 properties for these companies (and Blanket Real Estate) in the Northeast.

Mr. Vlahos has an undergraduate degree in Marketing from Pace University and has completed all course work for his Masters in Finance from Western Connecticut University. He is a licensed Real Estate Broker in CT & NY. He holds the GRI designation.

Charlie is a member of CBA, (Commercial Broker's Alliance Of Western CT), NAR, CAR, GFC-MLS, CTMLS and NFCAR. Mr. Vlahos is on the Board Of Directors of the Northern Fairfield County Association Of Realtors and was their President in 2001.

Charlie is also a member of the New England Business Brokers Association (NEBBA), New York Association Of Business Brokers (NYABB), International Business Brokers Association (IBBA), Institute Of Business Appraisers (IBA), and a candidate for the Certified Commercial Investment Member (CCIM) & Certified Business Intermediary (CBA) designation.

Artie joined our Business M & A Group with years of Restaurant, deli and general food experience operating his own restaurants and deli's.

Artie started 5 food businesses, made them successful, then sold them for a profit.

Whenever Artie called and wanted to list his business, we knew after it sold he would be ready to buy another one.

A little bit of Arties background... Artie Praino was raised in a traditional Italian family in Queens, NY, where cooking and food-filled family gatherings were part of his DNA.

As a teenager, Artie landed his first job at the Corona Park Pork Store, which began a relationship that would last seven years. The Owners welcomed him like family and groomed him on nearly every aspect of the food business business.

Since then, Artie has been no stranger to owning, growing and selling businesses. Over the past 25 years, he has owned and operated 5 successful delicatessens, groomed them to become local favorites, and later sold them for profit. Currently, he's the owner of the award-winning Zaragoza Restaurant in downtown New Milford, CT.

Artie attributes his successes to his passion for business and his dedication to achieving every goal he set for himself. In this new role, he brings excellent customer service, knowledge of the industry, and a commitment to work hard, listen and follow through.

His experience in one of the hardest industries has been transferred to all types of businesses.
